Country Clubs, Health
Acting for many of the UK’s leading health and fitness club operators, as well as several single or few site operators, carrying out valuations and lease advisory work in the sector. Recent work has included rent review and lease regear discussions with Pure Gym, a lease regear and disposal to David Lloyd Leisure as well as advising longstanding single or few site operator clients seeking to reorganise or expand. Most recent transaction in the sector was completed in 2023 and involved the sale of Wickwoods Country Club Hotel & Spa to David Lloyd Leisure.
Specialising in public houses, mainly in and around London. This involvement includes valuations, feasibility studies, CPO’s, acquisitions, disposals and lease advisory work. Acting for both Landlords and Tenants, dealing with both operators and investors. Currently instructed to handle the rent reviews on close to 100 pubs in London, on behalf of the UK’s biggest pub operator, Stonegate.
Led by Merlin Entertainment in the UK and with one or two multi-site operators, but otherwise highly fragmented, the Visitor attraction sector remains one of the most interesting areas of leisure. Recent involvement has been predominantly valuation led along with some feasibility work and has included a range of properties including Wookey Hole, Apps Court Farm, Bewl Water, Beyond Manchester, Port Lympne, Silverstone, Llechwedd Slate Mines, Twycross Zoo, Brooklands Museum.
& Arena Venues
Often occupying sizeable sites in central locations, we have had direct involvement with many of the UK’s best-known conference, exhibition and arena spaces including The Business Design Centre, The Queen Elizabeth II Centre, Mary Ward House, Wembley Arena, Earls Court and Olympia, to name just London ones. The Business Design Centre is a good example of a situation where, in addition to providing regular valuations, we have sought to offer value add surrounding the hotel and restaurant space forming part of the overall development.
Situated in the heart of Coventry, Coventry Skydome is a premier leisure and entertainment destination. Acting on behalf of Threadneedle Property Unit Trust, we were asked to review the current lease arrangements with the existing leisure operators and to progress rent negotiations where appropriate. A similar exercise was undertaken in respect of Threadneedle’s Exchange, Aylesbury, delivering successful regears in respect of the Odeon, following the conversion to its Luxe format, and JD Wetherspoon.

We have recently carried out valuations and provided both capital and rental valuation advice, together with other consultancy, in respect of several Children’s nurseries in the London area. Recent involvement has included the following: Busy Bees, Bright Child, Cranbrook Day Nurseries, Greenwich Millenium Minis and Bright Horizons.
