The Property is located to the West of the Centre of Eastbourne in East Sussex on the south coast of England.

Located on the South Downs and forming part of The South Downs National Park, it is arranged high on a plateau behind Beachy Head and with stunning views over the South Downs, Eastbourne and the English Channel.

Principal access to the Property is off the A259 (South Coast Road), immediately to the south of the Property, which is a scenic route popular with both tourist traffic and commuters, connecting Eastbourne with Brighton to the West.

The Property comprises an 18 hole golf course with a large clubhouse and car park.

The course measures approximately 6,600 yards and is regarded as one of the best kept courses in East Sussex. The chalky soil means that it has excellent natural drainage leading to good all year-round use.

The substantial clubhouse extends to approximately 680m2 (7,320 sqft) and includes a golf shop, office, a bar, restaurant with conservatory, male and female changing rooms and an outdoor dining area enjoyed by members and non-members, golfers and non-golfers. The clubhouse is of single storey brick construction partly beneath a pitched tiled roof and partly beneath a flat felt roof. Accommodation is arranged entirely at ground floor level and includes a pro shop, office, male and female changing rooms with lavatory facilities and showers, spike bar with pool table , main bar with conservatory extension, offering more than 100 covers, fully equipped catering kitchen, dry based storage, which has the potential for health suite or golf simulator use, plant rooms and further storage.

The property benefits from a large car park with marked out spaces totalling approximately 83 plus three disabled bays. Outside and in addition to the substantial marked out car park are various outbuildings including a substantial Greenkeeper’s store, welfare unit and drying room and a water tank irrigation system. The Property is currently being managed ‘in house’ by the Council and is being made available To Let on flexible terms to be agreed. The Property is available as a whole or in part and initial expressions of interest are being sought which the Council will then consider in further detail. The Property is being let as an existing trading entity with the ingoing tenant being responsible for a TUPE transfer of the existing staff complement and for the existing membership. The ingoing tenant will also have the benefit of the Council’s plant and equipment relating to the property.
